Ruto inspects Sh5.7 billion affordable housing project in Kisumu

President William Ruto on Friday laid the foundation stone for the construction of the 2,384-unit Lumumba Estate Affordable Housing Project in Kisumu Central, Kisumu County.

This project aims to deliver 2,384 housing units in Kisumu County funded under the national government’s program.

For the Lumumba project, the Affordable Housing team will be transforming a brownfield site, previously occupied by houses belonging to the County Government of Kisumu.

The site is located close to the city centre, near Kaloleni Muslim Primary School, United Mall, and Kisumu Polytechnic.

Lumumba Project Scope and Design

Social Housing Units

Comprising 452 units (19%), these are targeted at vulnerable populations, offering basic but quality living spaces.

Unit types include one-room, two-room, and three-room apartments, ranging from 20 to 40 square metres.

Affordable Housing Units

With 1,192 units (50%), this category aims to serve low to middle-income families. These units include studios, two-bedroom, and three-bedroom apartments, with sizes ranging from 20 to 60 square metres.

Market-Rate Housing Units

The 740 units (31%) in this category are designed for higher-income households, providing larger living spaces such as two-bedroom and three-bedroom apartments, with areas ranging from 60 to 80 square metres.

According to official documents, the project will cost Sh 5,752,956,230.70 (approximately $44.5 million).

The project is being implemented using a Contractor Model, with Vaghjiyani Enterprises Limited handling construction and Kemsal Consultants Limited overseeing the consultancy aspects.

Construction began in July 2024, and the project is expected to be completed by January 2026, adhering to an 18-month contract duration.

During the tour President Ruto reiterated the government's commitment to facilitating access to decent and affordable homes.

He added that the program is also paving the way for increased economic opportunities for our youth and improved living conditions for households.
